Transitional Overlay Area District

The City and County of Broomfield in partnership with residents and potential future developers are in the process of refreshing the current Transitional Overlay Area District (TOAD) regulations along W 144th Ave. between Lowell Blvd. and Zuni St. The area, originally annexed in 2001, was zoned to maintain its rural residential roots. As development pressures along W. 144th Avenue increased, a transitional area was developed in collaboration with the area's residents to provide for consistent design, development standards and to assure some compatibility with the rural residential area. Updated regulations would allow property owners within the TOAD to develop their properties with additional non-rural residential uses.
